On behalf of the Ray White Group, we’d like to congratulate all those whose names are listed here, and trust that this exercise makes a positive contribution that supports discussion of how agents should be acknowledged. As a Group, we look forward to continuing this debate.
Ray White’s contribution to this debate suggests that analysing the number of sold properties per agent is a pretty useful start to the discussion.
Clearly, an alternate would be to list the total value of sales per agent. It doesn’t seem right that an agent in Adelaide could have exactly the same type of property for sale as his counterpart in Sydney and find that the Sydney value could be four times greater – does this mean the Sydney agent is four times the Adelaide broker? It also seems that focusing on the number of sold properties is better than the focus on listing numbers – after all, we only get paid for results.
As mentioned in my 2am notes, total commission could be the best yardstick of all, but where would you get independent verification of those claims? Anyone who’s seen the current film ‘The Big Short’ would know what I mean! The fundamental question is – can the information used to prepare a list be independently verified from non aligned sources? At Ray White, it is critical for us to analyse the market in depth to see where opportunities exist and enable us to acknowledge some astonishing market share achievements.
We consider the best provider of this information is Pricefinder which is being used in this analysis and where the results are shown here – I hasten to add that this has been our analysis of their data. We also need to realise that a number of properties are sold off-market - ones that never actually reach the formal marketing stage. Those agents’ successes will not be reflected in this list. Likewise, in order to eliminate the activity by new home builders (who are major listers on website portals – Domain, REA and REIWA) any agents operating under unknown brands that do not have at least two offices have been excluded. I express regret to all salespeople who haven’t made this adjoining list for the above reason.
So the adjoining list reflects the number of residential properties sold by each agent with a “brand” (excluding specialist commercial brands) that had been listed on these major property portals between 1 July 2014 and 30 June 2015. Rankings were based on a count of the unique property identifiers where a listing is marked as ‘SOLD’ through the online portal.
Only listings where the name of an individual agent appeared in the listing advertisement were used. If an agent moved between offices (within the same brand), the most recent office was used. If an agent moved between brands, each tenure period was considered independently.
If two agents had identical listing numbers, an estimate of the total listed property value was used as a secondary ranking measure. Figures were checked against recent sales statistics that were publicly available, using agent profiles published by online portals, and from agency and/or agent websites, where available.
Where a major discrepancy was uncovered, figures were adjusted (typically, for smaller discrepancies, as an average between the online figures and the calculated figures) and the list was re-ranked. Once again, our regret to agents who might have been included in this list, but due to the parameters adopted may have been excluded.
